18825 Pinnacle Lane in Penn Valley, 2.56 Acres with 447 sq ft cabin, listed for $189,000

There are lots of different factors that go into the valuation of these marginal properties at the very lowest price point for a home in Nevada County. This home is occupied, have power and water, and tenant. The house is really just a shack, and there is a large amount of trash spread around the property. Compare this one to the bank owned home on Pleasant Valley Road, or the fixer on Shady Creek, and a pattern of pricing begins to emerge. What will be interesting to watch over the next 60 to 90 days to see which of these properties sells, and which ones are still on the market as we get into the middle or later summer, and what happens to prices. There will be lots more of these type of listings over the summer, and each time I will take you to look, preview and help you build a strong understanding of price and valuation
