OK, so at 1736 square feet, and a three bedroom and two bathroom home, listed at $229,000, I knew it would have to be a fixer- and the fact that it went pending the same day it was listed told me nothing, because listing agents often hold back their listings a few days, and shop them around to agents in their own office, or even investor clients of their own before they put them on the MLS. That appears to have happened here, as the home was listed as a pending sale, with ever being exposed to the wider MLS. This might mean that the home is listed below fair market value, and so it was definitely a home I wanted to see in person. After all, if it really is a great deal, I will through in back up offer.
My inspection, and you can see this in the video, is a bit of a mixed review. At $229,000 I think this is a very good deal, but the home needs a lot of cosmetic repairs, paint, so dry wall, some work on the decks, maybe other things. The sellers are the parents of the owner, who passed away, so they never lived in the house and are not familiar with any aspect of the condition. The home looks like it has deferred maintenance, but nothing really jumps out at me. Everything from windows to flooring is dated to the original home, built in 1979, but nothing specifically looks like it needs immediate replacement. How would this home be as a rental? Probably pretty good! I would put this home in one of the top ten good values of year.
