In my continuing effort to find the price point for homes in every condition in the entry home market it is good to take a look at a home that is perfectly quaffed and move-in ready, on a flat lot, and with upgrades that make it desirable as both a rental or for owner occupancy. This is just such a house. Considering all the fixers and bad floor plans, and terrible driveways we have seen for $250,000 and more, this home, hardly 10% more than homes that are much less desirable and need a lot more work, it is no surprise this one went pending in just a couple of weeks. Buyers looking for homes under $300,000 see exactly what we have been looking at over the last few weeks, and then they see this home, not substantially higher in price, but offering a whole lot nicer home, and none of the unknowns or time consuming hassles of making repairs before the home is ready for occupancy, this home looks like a much better deal. I will be watching to see what the settlement price is when it closes escrow.
