10061 South Flume Street, North San Juan, mixed residential and commercial property listed for $299,000

In my continuing effort to preview and document every listed property under $300,000 the Corner Office took a trip out to North San Juan today. This property is the most unusual property so far this year. It is one of just three that I would count as “multi-family” and the only one that has a mixed use, commercial and residential potential. The property consists of three buildings, one is the old church which would make a great gather hall, could be divided up into retail or office space, or repurposed for any number of commercial or personal intentions. There is parking for about six cars, and the property is on city water and sewer. In addition to the church, there are two residences, both are just one bedroom and one bathroom apartments, both in extremely distressed condition with unknown operational features. Plumbing and electrical both look bad, but there are tenants occupying both structures.
There really are no comparable sales for properties like this, and its hard to even say what market indication is from the sale of this type of property, especially given the location is in North San Juan. I will just watch it, see what happens. In this business you never know what will come up for sale!
