Winter market home prices can be as variable as they are unpredictable. The home is modest, at best, built in 1972, some updating, nice bathroom and kitchen, wood accents on the interior, but the floor plan is undesirable, there is only one bathroom, and the upstairs bedrooms have slanted ceilings that make for very little usable space in the rooms. So why did this home go pending so quickly? Certainly, and perhaps only because of the land. It is a very nice level property, with fences and cross fencing creating three separate pasture areas, and plenty of room for horses or cattle. There are several smaller outbuildings, so this property is well set up for equestrian use. There are few home that have nicer set-ups for horses. Does that explain the quick sale? Yes, I think it does. If this home were on typical half acre lot, the price would be below $300,000. Somebody must want the horse friendly set up.
