I continue to experiment with new technology that allows me to screenshot directly from the MLS, using pictures taken by the agent to help me explain what you would see if you went to the house. This home is not all that different from many Grass Valley bungalows that have been previewed over the last year. It does have a third bedroom, where as most of the comparable homes just have two bedrooms, and this home has very nice upgrades, but it also has no off-street parking, so you need to pack down on Mill Street then walk up to the house. $325,000 seems like an overly ambitions target price for this home. Based on all the homes I looked at last year, this home should be closer to the $300,000 price point. If it sells this spring over $300,000, that will indicate rising expectations on the part of buyers, and potentially a general rise in prices through the spring. If the seller ends up accepting a number closer to $300,000, that would be more in line with last year’s prices.
